Each residential lot owes an annual assessment of $80/year. Each commercial lot owes an annual assessment of $150/year. Assessments are due the 1st day of June each year.
A flat fee of $25/month is charged for any payment recieved more than 30 days after the due date. An interest fee of 1.5%/month (18% annually) is added to any unpaid assessments that remain delinquent past the 30-day mark. Both the late fee and the monthly interest compound and accrue every month that the balance remains unpaid. If a community member would like alternate arrangements, they may contact the board to ask for consideration of their circumstances.
These fees fund community needs, such as insurance and park upkeep, irrigation, and mowing, as well as special projects that the committee may decide are necessary (such as tree trimming, bulkhead repair, road maintenance, etc.).
From time to time, the community may decide on a special assessment to address an item of community concern. The community will together consider and vote on special assessments.
